For clients undertaking non-commercial projects—such as an extension to their own home, a full home refurbishment, or a new self-build dwelling—the critical Principal Designer role is, by default, assigned to the Lead Designer (typically the architect).


When We Step In:

If your appointed Lead Designer or architect is either unwilling or unable to take on the complex legal and technical responsibilities of the Principal Designer role, JC Construction Consultancy Ltd can seamlessly assume this function. We are here to ensure the design of your project, as well as all design changes throughout construction, remain fully compliant with the latest Building Regulations. We can take on the role directly, or work in an expert advisory capacity to support your Lead Designer.

  2. Assessment of all design information against our live tracker: We systematically review and rigorously assess every component of your project’s design against our comprehensive, bespoke compliance tracker.

  3. Creation of our Principal Designer - Building Regulations (PD-BR) Report: The results of our assessment are formalised in this detailed report, which serves as your clear, auditable evidence of the design’s regulatory status.

  4. Review of changes to the Design during the construction, with PD-BR report updated on each occasion: Construction projects evolve. We actively manage all design changes made on-site, updating our report in real-time to guarantee the as-built project satisfies all regulatory requirements.

  5. Signing of Compliance Statement when works are complete: This is the final, essential document that legally certifies your completed work has been delivered in accordance with the Building Regulations.

We ensure Transparent Monitoring by making the live tracker available to you (the client), the Design Team, and the Principal Contractor. The detailed PD-BR report is issued to you immediately every time it is updated, providing a continuous, clear audit trail of compliance management.
